If you’ve been priced out of a traditional home in Clay County, a brand new manufactured home on your own land might be the best kept secret in Northeast Florida. I build and sell these land home packages every month in Keystone Heights, and here’s exactly how it works.
What is a land home package?
It’s a brand new manufactured home, usually from Clayton or Cavco, set on its own lot of about an acre or more. You buy the home and the land together as one property, with one closing and one mortgage. You’re not renting a lot in a park; the land is yours.
Can I get a regular mortgage?
Yes. When a new manufactured home sits on a permanent foundation on land you own, it can qualify for FHA, VA and conventional loans, just like a site built home. Many of my buyers are first time buyers using FHA.
What should I check before buying land for a manufactured home?
- Zoning. Some Clay County lots don’t allow manufactured homes. Always confirm before you buy.
- Water and sewer. Most rural lots in Keystone Heights use a well and septic system, which adds cost and time.
- Flood zone. Check the FEMA flood map. Zone X is best, and higher risk zones can raise insurance costs.
- Wind zone. Florida requires homes built to the right wind zone for the county.
What do these homes look like inside?
They’ve come a long way. My recent homes in Keystone Heights have five bedrooms, about 2,280 square feet, onyx kitchen islands, coffee bars, soaker tubs with separate showers, and Energy Star appliances. Most buyers can’t tell them apart from new construction stick built homes.

You get acreage, lakes and a small town feel within driving distance of Jacksonville and Gainesville, and many homes are zoned for McRae Elementary and Keystone Heights Jr/Sr High.
